What gets spilled
Rain alone means water repellency. Oil and grease need a product also described as oil-repellent.
Indoors or out
Outdoors, frost resistance and vapour permeability matter; indoors, ventilation with solvent-based products.
Age of the slab
Fresh concrete is still giving off mix water and will push any coating off with it. The seasoning period is in the technical data.

Concrete draws in water and everything dissolved in it. On a floor there is a second problem: what gets spilled on it. So here the product is matched not only to the material but to what happens on it.

Three different jobs

  • Garage and workshop - resistance to oils and greases counts, which means a product described as oil-repellent.
  • Patio and balcony - the soaking and freezing cycle counts; water that does not get in cannot break the concrete apart as it passes through zero.
  • Architectural concrete and walls - vapour permeability counts, because the structure has to release moisture outwards.

What a sealer will not fix

If a floor dusts because it was poorly floated, the problem is in the slab and not on it - products forming a polymer layer bind loose particles on the surface but do not replace a hardener. Oil stains have to be removed before sealing: sealed under a coat they stay in the concrete for good.

With solvent-based products, check the required substrate moisture in the technical data. Some manufacturers give a threshold below 5-6 %, and on damp concrete such a product will not bond properly.

Questions before you choose

Will a sealer stop the floor dusting?

Products forming a polymer layer bind the loose particles on the surface and manufacturers describe them as dust-free. They do not replace a hardener where the concrete itself is dusting because it was poorly floated.

How do I check the concrete is dry enough?

The simplest method is a sheet of polythene taped down tightly for a few hours: droplets underneath mean the slab is still giving off water. On larger jobs a moisture meter is used.

Can I seal a garage floor in winter?

The substrate and air temperatures in the technical data decide - most often a minimum of +5 °C. In an unheated garage the concrete is often colder than the air, so measure the slab, not the air.

Does a sealer protect against road salt?

It limits the ingress of water and the salts dissolved in it. How far that goes depends on the product, and we give it from the manufacturer's data sheet without generalising.
